An Open Letter from The Property Advantage
It’s a little belated to be sending out New Year wishes however as we’re certain most of our clients and customers are aware, things haven’t been plain sailing at TPA for the past few weeks. Normally as we draw towards the end of December there is time for reflection and we plan our goals and identify priorities for the upcoming year.
Unfortunately we have had the difficult circumstances surrounding the sentencing of our founder Richard Nicholls (RN) to deal with. For reassurance to our clients, the crimes for which RN is now being reprimanded were not related to The Property Advantage.
We understand that perhaps there are those among you who would have liked to hear from us sooner in regards to the future prospects and outlook for the business. However while there were questions and matters that were unresolved we felt it prudent to deal with these issues first in order that we had the full picture before we could set our stall out for the months and years ahead.
First and foremost we would like to extend our heartfelt gratitude to all of our clients who helped to make 2022 by far and away the best year to date for The Property Advantage. Having completed on, in excess of 300 properties, amounting to over 1,500 rooms and a combined sales total of in excess of £50,000,000 it has been a great year.
The service that has been provided to our vendors and clients by our dedicated team of professionals who have responsibility for every step of the process from onboarding and valuing the property, right through to the sales progression and completion of each transaction, has been second to none.
We would personally like to thank each and every one of the team, who have carried out their duties with distinction and will continue to do so.
Agreement in principle has been reached for the continuation of the business, shareholders agreements are being drawn up and we are pleased to announce that The Property Advantage will move forward under the stewardship of Fern Penfold and Richard Haines.
Fern has been involved with the company for the past 18 months in a HR and Business Consultant capacity. Many of you will have experience of her tenacity and capabilities for getting difficult deals over the line which she has done on countless occasions over the past few months.
Fern’s background is Business Management, HR and Transformational change, striving for growth and efficiencies in Organisations. Fern has supported several businesses of all industries over 15 years including start-ups, corporate and public sector entities with incremental growth, process alignment and transformational change. Fern oversees all things operations and supports the future business and people strategies.
Richard has been working with TPA in some capacity for almost 5 years, having left a 17 year career in the Fire Service to pursue other opportunities. His experience was borne out of project management having delivered a number of successful developments. He has more recently been concentrating on managing the sourcing to order service for our top tier clients and handling large portfolio transactions.
It is our intention to establish The Property Advantage as market leaders for the sale of UK investment properties. We will do so by giving a service oriented approach, recognising the market trends and being adaptive, congruent and having an honest, hard working ethos in order to deliver results for our clients.
The 1st quarter for 2023 looks set to confound market turbulence as we already have a growing pipeline of deals which will set us up to improve again on the record year in the rear view mirror. The difficulties brought about by the lending markets and cost of finance have necessitated a proactive approach to property sales.
We recognise the need for putting round pegs in round holes and as such a great deal of work has been undertaken and continues, in order to identify buyers who can transact and for us to deliver exactly what they are looking for.
Once again we would like to reaffirm our sincere thanks for the confidence and support offered to the team by our trusted buyers. Those who have experience of the commitment and dedication that our team consistently displays, have shown no qualms in continuing with business as usual with The Property Advantage.
